Funding & grants
What funding
might I qualify for?
Grants can make home upgrades more affordable — but eligibility, technical design and the condition of your home still matter. Start with the property, not the funding.
What help could be available for your home?
Choose your location, housing situation and planned improvement to find routes worth checking.
This checker gives guidance, not an eligibility decision or a promise of funding. Income, benefits, EPC, property condition and local budgets can all affect the outcome. Your choices stay on this page and are not saved or submitted.
All routes are shown below. Closed schemes are reference information only.
Homeowner and private housing routes
Boiler Upgrade Scheme
Up to £9,000
Grants towards eligible low-carbon heating in England and Wales.
£7,500 for eligible air-to-water or ground/water-source heat pumps; £2,500 for eligible air-to-air heat pumps; £5,000 for eligible biomass boilers. Eligible oil/LPG homes without a mains gas connection can receive an extra £1,500 for air-to-water or ground-source heat pumps until 31 March 2027.
What to check: Owners apply through an MCS installer. Existing low-carbon replacements, social housing and most new builds are excluded. Biomass requires a rural, off-gas property. The temporary uplift ends before the wider scheme.

Warm Homes: Local Grant
Agreed work funded
Council-arranged insulation, solar panels and low-carbon heating. Private landlords may need to contribute.
Privately owned homes rated EPC D–G. Usually household income of £36,000 or less; qualifying benefits or postcode routes can allow higher incomes. Council funding and a survey decide the work.
What to check: EPC D–G and normally income up to £36,000; benefit or postcode routes may apply above that. Private landlords may need to contribute. Local budgets can be exhausted.

ECO4 / ECO Flex
Supplier-funded improvements
Whole-home improvements for eligible inefficient homes. Heating replacements and solar are restricted; a free replacement boiler is not automatic.
Benefits, income or council/health referral routes apply. Tenure, EPC, heating and technical rules vary. Suppliers decide whether to fund a property; social homes have narrower eligibility. Ask your supplier or council about ECO Flex.
What to check: ECO4 ends on 31 December 2026. Its extension lets suppliers meet existing obligations and remediate work; new funding is subject to supplier acceptance.

Nest — Warm Homes Wales
Free agreed improvements
Heat pumps, insulation and solar may be offered. Boiler or storage-heater repair/replacement may be available when there is no heating or hot water.
Means-tested benefit or scheme-defined low income. EPC E–G, or D with an eligible health condition; D without that condition goes on a reserve list. Household size and income after housing costs matter.
What to check: EPC E–G, or D with an eligible health condition. EPC D without that condition may enter a reserve list. Nest applies its own income rules; landlord consent may be needed.

Green Homes Wales
£1,000–£25,000 interest-free loan
Supported home assessment and finance for recommended energy improvements; some measures may attract grant support.
Owner-occupied homes in Wales. Subject to assessment, affordability, available funding and scheme terms. Loans must be repaid.
What to check: For eligible owner-occupiers; private landlords cannot currently apply. This is repayable finance, subject to credit, affordability and scheme conditions.

Social housing: SHDF / Warm Homes delivery
The former Social Housing Decarbonisation Fund is now Warm Homes: Social Housing Fund. Wave 3 awards have already been made. Tenants should ask their landlord whether their home is included; this is not a personal grant application. Welsh social tenants should ask their landlord about its own retrofit programme.
Warm Homes: Social Housing Fund
Landlord-led retrofit funding
The Social Housing Decarbonisation Fund is now the Warm Homes: Social Housing Fund. Wave 3 is closed to new applications; funded projects are being delivered through September 2028.
Social tenants do not apply for a personal grant: ask your council or housing association whether your home is in its programme. Social landlords should check award conditions and future funding announcements. Eligible stock is generally below EPC C; programme exceptions apply.
What to check: England only. Wave 3 applications are closed. Funded delivery runs to September 2028; tenants should contact their participating landlord.

Tax relief on qualifying installations
0% VAT on eligible installations
Tax relief, not a cash grant
Qualifying installed energy-saving materials are zero-rated until 31 March 2027 under current rules.
Covers eligible residential installations, not ordinary DIY material purchases. Check the installer’s VAT treatment; standard gas/oil boilers are not generally covered by this relief.
What to check: The temporary 0% rate ends on 31 March 2027; qualifying supplies are scheduled to revert to 5%. Material-only purchases and standard gas/oil boiler installations are not generally covered.

Great British Insulation Scheme
Ended 31 March 2026
Closed scheme. Do not use old adverts as evidence that applications remain open.
Check ECO4, your national scheme or local council instead.
What to check: GBIS ended on 31 March 2026. It is not an open funding route; do not rely on old adverts.

Find local funding in your area
Choose England or Wales and enter your postcode to locate your council. Local funding budgets and application windows vary; finding a council does not confirm funding or eligibility.
Your postcode is sent to My Warm Home and GOV.UK to look up the council. No name or street address is needed.

Free money can still create expensive problems.
Insulation can change moisture behaviour. Airtightness can change ventilation needs. A heat pump can expose poor emitter sizing or bad controls. Solar can be limited by roof condition, orientation or electrical constraints. The measure needs to work as part of the home.
Before saying yes, ask:
- What problem is this measure solving?
- What survey or calculation justifies it?
- What happens to ventilation and moisture?
- Are existing defects being fixed first?
- What maintenance and running costs will remain after funding?
- Who is responsible if the installation underperforms?
A better way to use funding
01 Survey
Understand construction, condition, heating, ventilation and occupant needs.
02 Plan
Choose measures in the right order and understand how they interact.
03 Match
Find the grant or scheme that supports the measures the home actually needs.
04 Verify
Check design, installer competence, paperwork and commissioning before sign-off.
The grant is only one part of the retrofit puzzle.
Funding rules and local availability change. Always confirm current eligibility through the official scheme before committing to work. MyWarmHome focuses on helping homeowners understand the building, the proposed measures and the questions worth asking before installation.
